Room area calculator: measure any room

Whether you're planning new flooring, buying carpet, calculating paint for a renovation, or simply verifying the square footage of a home you're considering buying, knowing how to accurately measure a room is a fundamental skill for any homeowner or renter. The calculation is straightforward for a standard rectangular room, but real homes rarely cooperate perfectly: closets, bay windows, L-shaped layouts, alcoves, and angled walls all add complexity. This calculator handles the most common configurations and shows you exactly how to compute both floor area and paintable wall area.

Square footage is the standard measurement for room size in the United States, while square meters are used in most other countries. This calculator works in both units and converts automatically. One square meter equals approximately 10.764 square feet. For reference, a typical American bedroom is 120–150 sq ft (11–14 m²), a living room is 250–400 sq ft (23–37 m²), and the average total living area of a new US single-family home is around 2,300 sq ft (214 m²).

How to calculate room area

The formulas for the most common room shapes:

  • Rectangular room: area (sq ft) = length (ft) × width (ft)
  • L-shaped room: divide into two rectangles, calculate each area, add together
  • Wall area (for paint): wall area = perimeter × ceiling height − door and window area

The perimeter of a rectangular room = 2 × (length + width). Standard door area ≈ 6.67 ft × 3 ft = 20 sq ft. Standard window area ≈ 4 ft × 4 ft = 16 sq ft. Subtract these from the total wall area to get the paintable surface. Ceiling area equals floor area for standard flat ceilings.

Detailed example: 15 ft × 12 ft bedroom

Let's work through a complete measurement for a rectangular bedroom that is 15 feet long and 12 feet wide, with an 8-foot ceiling. The room has one standard door (6.67 ft × 3 ft) and two windows (4 ft × 4 ft each).

Floor area: 15 × 12 = 180 sq ft. This is the area to cover with hardwood, tile, laminate, or carpet. Add 10% for waste on wood or tile installations (15–20% for diagonal laying), so order at least 198 sq ft (approximately 200 sq ft).

Ceiling area: same as floor = 180 sq ft (for one-coat ceiling paint, you'll need approximately 180 ÷ 400 sq ft/gal ≈ 0.45 gallons ≈ one quart with a little leftover).

Perimeter: 2 × (15 + 12) = 2 × 27 = 54 feet.

Total wall area: 54 ft × 8 ft = 432 sq ft.

Openings: 1 door = 6.67 × 3 = 20.0 sq ft. 2 windows = 2 × (4 × 4) = 32 sq ft. Total openings = 20 + 32 = 52 sq ft.

Paintable wall area: 432 − 52 = 380 sq ft. At standard paint coverage of 350–400 sq ft per gallon, you'll need approximately 380 ÷ 375 = 1.01 gallons per coat. For two coats, that's about 2 gallons of wall paint. A standard gallon + one quart gives you 1.25 gallons — enough for the first coat and most of the second, with the second gallon completing the room and leaving a small amount for touch-ups.

For an L-shaped room, say 20 ft × 15 ft with a 6 ft × 8 ft notch cut out of one corner: total floor area = (20 × 15) − (6 × 8) = 300 − 48 = 252 sq ft. The wall perimeter is more complex for an L-shape — you must add the length of all six wall segments rather than using the simple 2 × (L + W) formula.

Frequently asked questions

Should I include closet area when measuring a bedroom?

It depends on your purpose. For flooring estimates, include the closet floor — flooring typically runs under the closet. For paint estimates, closets add wall area that needs to be painted separately (often in a different sheen or color). For real estate purposes, closets are typically included in bedroom square footage, while walk-in closets are sometimes listed separately as additional storage space.

How much extra flooring should I buy for waste?

Add 10% for straight-lay hardwood, laminate, or tile in a simple rectangular room. Add 15% for rooms with many cuts (small rooms, many obstacles). Add 15–20% for diagonal or herringbone patterns, which create more diagonal cuts and thus more waste. For carpet, add 10–15% and account for the fact that carpet often comes in standard widths (12 ft) — your installer will show you the most efficient cutting plan.

How do I measure an irregular or L-shaped room accurately?

Divide the room into rectangles using imaginary lines at the inside corners. Measure and calculate each rectangle separately, then add the areas together. Always measure from wall to wall (not from furniture), and measure at the widest points. For best accuracy, measure each dimension in two places and use the average if they differ slightly due to walls that are not perfectly parallel.

What is the difference between gross area and net area in real estate?

Gross area includes all space enclosed by exterior walls, including interior walls, closets, and mechanical spaces. Net area (or net living area) typically excludes walls, closets may or may not be included depending on the convention used, and always excludes garages, unfinished basements, and covered porches. When comparing home listings, make sure you're comparing the same type of measurement.
